And the Weston Creek community has come out in force to try to save the cafe as Mirvac Retail, the owner of Cooleman Court, apparently seeks to oust it from the shopping centre, with rumours it wants to install a franchised outlet.

The cafe is run by the Stavrakis family, who make all the food themselves and go above and beyond, say customers who are outraged their favourite spot may be no more.

A petition on change.org pulls no punches, telling Mirvac its "deplorable decision" will see the end of the "most popular" cafe in Weston Creek.

More than 2000 signatures have been added to the online petition, which would be presented to Mirvac and to ACT Small Business Minister Chris Bourke.

The cafe owner, Minas Stavrakis said he was told in an email from Mirvac that he must vacate the space by July 3. He has a more than 30-year association with Cooleman Court, having also owned the local fruit shop for 18 years before selling it to his brother.

Mr Stavrakis said he couldn't fathom why Mirvac wanted the cafe out of Cooleman Court.

"There was no reason," he said. "They never say to us as to why."

Mirvac would not comment on whether the cafe was being asked to leave due to a request for more rent or because it wanted to put in a franchised outlet.

"Mirvac acknowledges the community response to the news of Sakeena's departure from the Cooleman Court centre," a statement from the company read.

"Both parties have undertaken to continue discussions over the negotiations of their lease arrangements and we are taking on board the wider response.

"As this is a business negotiation for both parties, we will not comment further on the nature of those commercial negotiations. However, we will be endeavouring to provide feedback to all inquiries when matters are resolved and it is appropriate."

Customer Wendy Park, of Rivett, said the owners always helped those less fortunate and discounted their food at the end of the day, which was a help for pensioners.

"I love this place. It's like a meeting place," she said.

"It's a place that touches your heart. It's not just the warmth of the food, it's the warmth of the people.

"It would be greatest mistake in the world to close this for the sake of more money."

Local dentist Dr Karin Elix worked just across from the cafe seven days a week. She felt it was a place that bound the community together.

"It's the spirit of Weston Creek. It embodies the spirit of the community," Dr Elix said. "I don't think I can even verbalise the loss to the community. I'm devastated."

Elaine Wise, of Isaacs, said Sakeena's was "an institution".

"It's a family business," she said. "It would be so sad to see this suffer because of a franchise."

Alison, from the Cooleman Court newsagency, who did not want to give her last name, said she believed the closure of the cafe would affect her nearby business.

"People go in for morning or afternoon tea and then come over here to get their paper," she said. "It's upset a lot of people."

Tom Anderson, chairman of the Weston Creek Community Council, said at this stage the council's position was that it was "a dispute between the landlord and the lessee and we don't have all the facts so it's difficult to make a statement".

"Personally, I would hate to see them go," Mr Anderson said. "They've been part of the fabric of Weston Creek and Cooleman Court for a long time and it would be very sad."
