The southside suburb topped the list for both houses and apartments at a median value of $1,777,546 and $912,497 respectively, according to property figures issued by RP Data on Thursday.
Forrest recorded the second highest median value for houses at $1,773,543 and came in eighth for apartments at a median value of $538,252, while Yarralumla was in the top 10 for both houses and apartments at $1,317,055 and $840,847 respectively.
At the other end of the scale, Charnwood was recorded as the most affordable for houses, with a median value of $381,227.
The suburb was also listed in the top 10 for apartments at $341,292.
Houses in Ngunnawal and Holt were listed as most affordable after Charnwood, with median values of $420,808 and $429,850 respectively, while Hughes topped the figures for apartments at a median value of $207,378.
Units in Lyons and Red Hill followed, with median values of $291,810 and $310,366 respectively.
Harrison recorded the greatest increase in median prices over the year, up 25.6 per cent to $540,000.
Median house prices in Griffith jumped 18.6 per cent over the 12 months to $1.23 million while the median price tag for Calwell houses increased by 12.2 per cent to $516,250.
The median cost of an apartment in Dunlop rose by 37.2 per cent over the year, the largest price increase for Canberran units.
Reid also recorded a significant jump in median sale prices, up 34.5 per cent to $545,000 over the year and up 73.3 per cent over the past five years.
Houses in Forde, however, recorded the greatest increase in median sale price over the past five years of any property type or location in Canberra, jumping 180.4 per cent to $586,000.
The second-largest increase was barely half that figure, with the median sale price of apartments in Campbell rising 92.5 per cent to $460,000.
Apartments in Hughes also recorded significant increases over the past five years, with median prices up 73 per cent.
Houses in Campbell and Red Hill both recorded the highest median advertised rent at $780 a week, followed by Isaacs at $750 and Yarralumla at $700. Forrest and the city also tied for the highest median weekly advertised rent for apartments at $605, followed by Kingston at $490 and Braddon at $480.
Renting an apartment in Lyons was listed as the most affordable option in Canberra, with a median advertised rent of $333 a week, while units in Holt and Mawson also recorded some of the lowest weekly rates in the capital, at $380 and $393 respectively.
