Luton agent Aniko Carey said a good-sized crowd gathered at 20 Smalley Circuit yesterday, with plenty of curiosity about the four-bedroom property.
''We do have interest,'' she said.
''We're negotiating with one party and there's another one waiting in the wings.''
The property - formerly owned and operated by Bob and Tory Greeney - features easy care gardens with productive fruit trees and is nearby a number of bike paths to Lake Ginninderra.
Fellow Luton agent Ben Elliott had two registered bidders for a home at 9 Bird Place in Flynn, but said the property passed in after a bout of competitive bidding.
He said sales in the outer suburb were doing well.
''Everything's still selling within 60 to 80 days,'' he said.
''Out here you've got the scarcity factor. You're lucky to get more than 10 homes on the market at any one time.''
Brett Hayman from Peter Blackshaw handled the sale of 13 Lutana Street in Lyons, which sold under the hammer for $505,000.
He said there was one registered bidder for the three-bedroom property, with views to Mount Taylor.
''Blackshaw had three auctions and two sold,'' he said.
''Those two had one registered bidder each.''
Peter Blackshaw agents also handled the sale of a five-bedroom property at 14 Badimara Street in Waramanga, which sold for $750,000 yesterday.
Despite the small crowds at auction, Mr Hayman said there had been increasing interest in open homes.
''Open homes have certainly picked up, by a long way,'' he said.
