The 2973 sqaure-metre site is located on the corner of Hopetoun Circuit and Grey Street next to Canberra Girls Grammar School.

Provectus Care runs aged care homes in Sydney and Melbourne; this would be its first Canberra project.

Consultants Purdon Planning said the proposal will fulfil a growing need for such services with an ageing population in south Canberra.

Provectus proposes two buildings, four and five storeys, including a single level of basement parking which can accommodate 43 cars. An aquatherapy pool is also planned for the basement.

According to the development application, the community was concerned about a number of issues including traffic in the area.

Purdon said a traffic report established that impacts during key school peak periods could be minimised by ensuring shift changeovers for staff were outside of those times.

Canberra Girls Grammar was concerned about overlooking from balconies. But the developer said the design team had worked to "ameliorate" overlooking through design treatments and landscaping.

Of the 102 beds, 90 will be residential care and 12 assisted living areas for people who tend to self-care but require a high level of support undertaking daily tasks.

A 40-place day respite centre is also proposed for seniors who live primarily with a carer or family member.

The application proposes hairdressing and similar services, along with rehabilitation services such as hydrotherapy and physiotherapy.

Provectus secured a Commonwealth aged care bed license in 2016 for Belconnen with approval now given for the location to be switched to the Deakin site.

The art gallery, which was built in the 1970s, will be demolished prior to construction of the facility.

The project is expected to take 12 to 15 months to complete with construction to start in 2018, if approved.approval.

Submissions close on the development application on December 6.
