The club has applied to build 11 separate buildings ranging from two to nine storeys on its Donaldson and Torrens streets land.

The application, lodged by Purdon Planning, includes 92 apartments, 10 terrace-style building containing 48 units and a 603 square metres commercial space.

Nineteen units are earmarked for potential future commercial development.

The plans show "pocket parks", private courtyards and green spaces. A three-level basement, garages and on-site parking would allow for 262 cars.

Documents lodged by SPACELAB Studio said the developers had received "very positive feedback" to the redesign of the site.

The Raiders scrapped a controversial $80 million proposal for 156 apartments and other developments in September last year.

"Feedback we received influenced the design direction of the apartment building, which in response to its northerly aspect across the oval has been reconfigured as larger 'owner occupier' type apartments," the SPACELAB document said.

"The objections we received were more-so related to the concept of an ex-community site being developed at all, however, even those objectors preferred the change from a very dense apartment building (the previous approved DA) to the lower yield outcome of townhouses, terrace homes and apartments."

Other documents said the mixture of housing types was "designed to respond to market needs for terrace style living in addition to higher rise apartments".

A variety of building facades would "create interest and diversity", the application said.

"The facade treatments and materiality of the terrace houses will respect the form and materiality of the predominantly redbrick heritage structures which interface the site or the adjacent oval.

"The location of the development will facilitate a high level of active travel because of its proximity to job centres, shopping, entertainment, open spaces and community facilities."

Works are also proposed on public land adjacent to the subject site for pedestrian paving and cross-overs.

The Raiders have lodged several development applications since 2012 to remove the concessional status of the site's lease, demolish the licensed club buildings, and conduct the major redevelopment.

The previous project was approved in February last year after a series of appeals from the North Canberra Community Council but ditched upon economic reassessment from the club. The site has been used as a carpark and licensed club for several years.

Architects Marchese Partners and Nathan Judd are behind the most recent designs.

Purdon Planning documents said the entire project would create investment, jobs and revenue for the ACT.

Representations to the development application will close October 10.
