The median value for houses in the Belconnen suburb increased by 19.1 per cent in the calendar year to reach $737,461.
The sales for the year comprised 23 houses and 15 units.
Weetangera unit values grew by 11.6 per cent, the second highest behind Macquarie, where values increased by 27.9 per cent to $422,630.
Belconnen suburbs earned three out of the top five positions in the RP Data list of the greatest 12-month change in median value of houses in the ACT.
Houses in Aranda grew in value by 10.4 per cent to a median value of $722,325 and in Bruce the rise was 9.6 per cent to $753,947.
Real Estate Institute of the ACT president Michael Kumm said the strong performance of the area was down to people realising how good Belconnen was and a shortage of quality properties during the year.
He recently handled a property in Weetangera which sold within the week it was listed to be offered at auction.
The end-of-year data shows the inner areas of Kingston and Deakin have been the strongest performers over the past five years.

The median value of houses in Kingston has increased 37.1 per cent over that time. In Deakin, units have increased by 75.6 per cent.
The median value of a house in Deakin has increased by 35.4 per cent to $1,044,884.
RP Data's end-of-year figures were based on suburbs with at least 10 sales during the year.
Peter Walker, principal of Peter Blackshaw Belconnen, said Aranda
was generally the strongest performing suburb for the area and was highly sought after.
He said such lists were determined from the composition of houses and units on offer in each suburb during a particular year and Weetangera had come out on top because of its limited and upmarket unit and townhouse developments.
Mr Walker said Weetangera also had, on average, larger block sizes than other Belconnen suburbs and this drew a lot of interest.
He said historically Kaleen had been popular but it had ''taken a hit'', with potential buyers instead looking at recently released land at Lawson.
The Land Development Agency sold at auction 124 single blocks of land in the new inner Belconnen suburb earlier this month for an average $114,000 more than the reserve price.
The inner-south suburb of Griffith recorded the second-highest increase in house values during the year of 12 per cent.
There were 46 sales and the median value sits at $1,260,660.
