Northbourne Avenue revival without light rail

According to the ACT government and Capital Metro's business case for the Gungahlin-to-the-city light rail project, light rail is an essential component for catalysing the redevelopment of Northbourne Avenue. Yet the article "Braddon revival continues with Mort Street project" (December 6, p6) indicates that Braddon's revival will include "a new seven-storey mixed commercial and residential development". The developers are quoted as saying that they are "excited to see the change that's happening in Braddon and it's exciting to be part of it". And, surprise, surprise, this Braddon revival is happening without light rail, which makes the argument for the light rail being essential to Northbourne Avenue's redevelopment a very expensive nonsense.
