Canberra's market was a little slower than usual on Saturday, with fewer than half the properties up for auction selling under the hammer.

About 30 auctions were scheduled for the day, with a handful of passed-in homes close to a result on Saturday evening.
A four-bedroom home in a quiet cul-de-sac with views over Woden passed in at auction and remained in negotiation after the auction late on Saturday.
Number 15 Cornelian Place in Lyons had an expansive front deck, a swimming pool, and beautiful established gardens.
LJ Hooker Manuka principal Stephen Thompson accepted an opening bid on the property of $650,000. Bids then climbed past $700,000 to reach $740,000 before the property passed in and negotiations began with the final bidder.
There were four registered bidders for the home, with two placing bids during the auction.
Mr Thompson said a demographic change was occurring in Lyons since the notorious Burnie Court estate was replaced with apartments.
He said Lyons used to be seen as the "poor cousin of Curtin" but this was changing.
Mr Thompson said there was already more action in the market as spring approached.
"It's really started to pick up, the last couple of weeks," he said. "There's just more and more people coming out, and we're finding more frustrated buyers because there's not enough stock."
Earlier in the day, a two-bedroom heritage home opposite Town Park in Queanbeyan sold under the hammer for $387,000.
In largely original condition, the property, on a 546-square-metre corner block, featured floating timber floors, central natural gas heating, and a formal dining room with high ceilings.
An opening bid of $350,000 was accepted and just five other bids were placed before it sold.
There were four registered bidders, two of which placed bids.
Ian McNamee and Partners Real Estate agent Darren Bennett said the home was in a heritage area, which meant the facade had to be maintained. But there was plenty of potential to upgrade the original bathroom and kitchen and redevelop the back of the home.
Mr Bennett said the Queanbeyan market was quite strong and would pick up a bit more in spring when more homes were on the market.
