Govt to release 1000 home sites

The ACT Government is to release an additional 1000 housing sites following sharp criticism of its housing affordability strategy.

Chief Minister Jon Stanhope's announcement, the second in two months, comes after a survey of Canberra builders savaged the strategy.

Despite the Government's record 4339 blocks released in the past financial year, 75 per cent of the building firms surveyed were unsatisfied with land supply.

They say land prices have sky-rocketed by 15 per cent because of pent-up demand.

A huge demand on planning and civil engineering meant they could not get on to blocks to build for 18 months.

The Government's introduction of private land developers into the market to carve up super lots, and direct sales to big developers, has failed to meet demand.

Builders are pointing to a huge land ballot at the new Gungahlin suburb of Bonner which recently drew 563 responses, more than twice the 243 blocks available.

The extra 1000 dwellings include:

Increasing the Forde joint venture from 100 to 218 dwellings;

Increasing the Woden East joint venture release from 100 to 179 dwelling sites;

300 new sites for supportive housing in locations throughout Canberra; and

Bringing forward a site for 500 units on the Flemington Road in North Canberra.

Lets hope that their so called affordability is not based on what is been sold in Crace. 450K for a dog box is not affordable housing. Both me and my partner have been saving since we turned 20 (5 years ago) We thought having 35k saved would be enough for a deposit. Image our shock when we looked at these over hyped blocks in Crace.

Yes local council.......can you continue to hurry up and cut the red tape and RELASE MORE LAND!!!!!! Ive been saying it for years!!!!! Cmon! we dont pay you to announce more feasibilitiy studies that assess more ways to do nothing!!!!!!!!!

Land release in the ACT is a joke the blocks are artifically small with the same price in order to inflate the value of existing block, which of course means maore rates and stamp duty for the ACT government. Land release here is about making money rather than housing affordability!!!!!

WHY is the ACT Government hell bent on working through developers and selling land to developers? Do they believe, people are stupid and cannot choose their own builders. WHY CAN'T THE GOVERNMENT have the land developed and then sell it for the real cost directly to first home buyers? Is this too much to ask or do we need the developers wining and dining our distinguished ACT Govt public servants to receive a `good deal' in the limited blocks that are available so the government gets more money (and the perks from developers) and then the developers sell the packages to the suckers called first home buyers who don't have a choice but to buy whatever is on the market. The Government needs to start selling land DIRECT to the consumer so the consumer can shop around for a builder. This build involvement into `developing' has laced on more and more costs on to the sale of the block. Country blocks on a good parcel of land can sell outside of Qbyn and Mbatman for $200,000 and builders will build a decent home (4 br 2 bath because of the larger sized blocks) for $200,000 but in Cbr this cost is another $125,000! Go figure.

The blocks released should be suitable for solar passive construction. Northern aspect for living areas. Recycling water. Opportunity for groups of houses linked in style and outdoor living spaces.

It's all well and good to release more blocks but unless you have a direct line to Mother Nature, where is the necessary increased water supply going to come from?

More stupid spin. I called the LDA to find out about the land and they said the first they heard about was by reading this article! Why is it so hard to find affordable land in this empty territory? And blocks in North Weston start at $400k!
