Five multi-unit sites in Coombs will go under the hammer next month, with two blocks of up to 74 dwellings among the offering.
This release is one of the last for the Molonglo Valley suburb with only five unreleased major sites remaining.
It is the first auction from the Suburban Land Agency for multi-unit blocks in the Molonglo Valley since March. They are the only blocks slated for release in Coombs this financial year, as per the ACT government's 2019-20 indicative land release.
The blocks range from 4028-square-metres to 7449-square-metres, with the smallest block permitting a maximum of 40 dwellings. The two largest blocks are each slated for 74 units.
Four of the sites are solely residential with RZ5 zoning. The fifth site of 6582 square metres has commercial CZ5 zoning.
Each of the sites have an affordable housing requirement, with one of the blocks requiring 30 per cent of its total stock to be sold at an affordable price.
Previous development applications for sites in the Molonglo Valley have been knocked back with developers putting forward proposals greater than the site's indicative yield.
The developer has since submitted a revised application for 149 units. Public comment for the amended proposal closed on Wednesday.
The maximum dwelling number is earmarked by the ACT Planning Directorate, and the Suburban Land Agency cannot put up controls to stop a developer from proposing a higher yield.
"The Planning Directorate set the planning controls which guide the indicative yields on each site. The Suburban Land Agency market and sell land on these planning controls," said a spokeswoman from the Suburban Land Agency.
"If a developer wishes to have planning controls amended, there is a statutory application and assessment process that they are required to follow."
Six smaller multi-unit sites in Taylor will also be auctioned on the day.
The auction for all sites will be held on December 11 at the Ainslie Football Club from 11am.
