Imagine being able to step out onto your verandah and sip your morning cuppa with a view of Canberra's acclaimed National Arboretum and Black Mountain, surrounded by tranquil green space but still be only 15 minutes from the city.

Oh, and also just ten minutes from Belconnen or Woden, and with a handy local shopping village right around the corner.

That's the reality at one of the most stylish and thoughtfully-designed new residential developments now taking shape at Canberra's much talked about emerging suburb of Denman Prospect.

Elody features 66 terraces and 24 apartments ranging from one bedroom plus study to four bedrooms, with each residence cleverly positioned to take advantage of the elevated views of the prime site.

"You are perched up on top of a hill - it's just a remarkable site," said life-time Canberran Charlie Nussio, project manager at Independent Projects, the sales agents for Elody.

"Plus Elody has park reserve on either side so you're surrounded by greenery. Everything feels so open, and there is just so much space."

Mr Nussio was so taken with the Elody development and the kind of lifestyle Denman Prospect is offering that he bought into Elody himself and is preparing to make it his family home. His first child is due in September.

"What we love about Denman is the way it's been so well designed and the investment made to create a place for people to live that kind of goes back to the notion of an old-school suburb with local services and community," he said.

"With some new suburbs you might build your house but then you're waiting for the infrastructure to arrive. At Denman [the land developer] is doing the opposite - they've put in the public art work, they created a massive $6 million recreational park, there are tree-lined streets, and the local shops, with a supermarket, cafe, gym, everything you need, are already up and running.

"The land developer has invested heavily in getting those facilities in very early on. It really gives you confidence that you know what the suburb is going to be like.

"It's close to the city, close to Belconnen, but from my townhouse I could also jump on my bike and five minutes later be mountain biking through bush. As a suburb there is really nothing else like Denman. It is setting a new standard."

The sense of space that's being created in Denman is also reflected in Elody.

The latest project from respected local property developers Base Developments, Elody has been carefully designed to create premium-quality homes with room to move, whether it's the one bedroom plus study apartments or the larger four-bedroom residences.

The two-bedroom terraces are up to 120 square metres, the three bedrooms are up to 142 square metres, and the four bedrooms up to 198 metres square - essentially the size of a small house.

The variety of home sizes means Elody can offer the kind of residence and lifestyle to suit the range of demographics wanting to make Denman their home, from young couples and families, to downsizers.

"Rather than look at a site and cram as many places on there as as possible they said, 'Let's work backwards; lets get some really nice wide, long floor plans that give people space to move and then see how many the site will accommodate'," Mr Nussio said.

"They have really focused on delivering living areas that are big, kitchens that are big, and bedrooms that are big, with lots of storage. Nothing is poky.

"In the design there has been so much attention to functionality to maximise the living space. It's really looked at how people want to live and how do we deliver that.

"When you combine that with the position of the site and the outlook Elody really sits apart."
