In this case, it took just two days for a new sale price to take the top spot.
A four-bedroom duplex in Latham sold prior to auction on Thursday for $1.16 million, smashing the previous suburb record of $978,500, set on Tuesday.
The property, 2/62 Macrossan Crescent, sits on a 494-square-metre block and features all the mod cons you would expect from a new-build home: a walk-in pantry, stone bench tops, a separate office space and a four-car garage.

A total of 19 buyer groups inspected the property across the two scheduled open homes before multiple offers were put forward.
Selling agent Ajay Kumar of Town Residential said while suburb records were broken often, cracking the $1 million mark was a milestone for the Belconnen suburb.
"I think this will create a new benchmark in Latham," he said.
"I believe Latham will be known as 'what was happening before and what happened after [this] sale'."
Comparatively, the previous record was set by a four-bedroom house built in the 1970s, set on 910-square-metre block.
Mr Kumar said such strong interest in the Macrossan Crescent home was even a surprise to him.
"With Latham, and this kind of suburb, people are normally looking for large blocks," he said.
"They are [looking for] a traditional old house with a bit of repairs required but a large block where they can have a lot of room."
But the low-maintenance, modern home was certainly appealing to the young Canberra couple who made the winning offer.
The property is one of two homes built in 2019 on the block of land, which was purchased in 2017 for $430,000, CoreLogic records show.
The adjoining home, 1/62 Macrossan Crescent, is also currently for sale.
Mr Kumar said strong interest in the property, including buyers that missed out on No.2, indicated it was likely to sell soon.
The suburb record far surpasses the median house price for Latham, which was $676,000 in July this year, compared to $600,000 in July 2020.
The sale follows a number of suburb records in Canberra over recent months.
A Watson home sold in September for $1.8 million, while a house in Canberra's most southerly suburb of Banks sold for $1.47 million in October.
