The sellers, who are downsizing from the 10-hectare property, shed tears after the auction on Wednesday night.

"It was life changing," said selling agent Miriana Cavic of Luton Properties.

The off-market sale campaign ran for just two weeks before the house went to auction with two keen bidders.

The property, located less than a 30-minute drive from Canberra's CBD, features a lagoon pool, tennis court, an orchard, three dams and paddocks.

It marks the highest sale price for a house in the NSW village, surpassing the previous record of $4.4 million for a 90-hectare property that sold in June.

Ms Cavic said the sellers had taken immense pride in the home, completing renovations and extensions over the years.

But buyers were most impressed by the manicured gardens that surrounded the home.

"The gardens were unbelievable. If you're sitting in the outdoor area, all you see is green and hedges and trees," Ms Cavic said.

"Everyone that came to see it just said, 'Oh my gosh, the photos don't do it justice'."

Ms Cavic said the new owner is relocating from Sydney and is among a growing number of people considering the area for a tree change.

"We're noticing a lot more people from interstate coming to Canberra and wanting a rural property," she said.

"You get to live rural but you're not sacrificing on any of the lifestyle of being close to town."

The median sales price of houses in Sutton was $1.45 million in August, up from $1.12 million the year prior, CoreLogic data shows.

It was a busy week of auctions across Australia, with 4136 homes taken to auction across the combined capital cities.

Canberra reported 179 auctions, with a preliminary clearance rate at 82.1 per cent, according to CoreLogic.
