Rental prices across Canberra houses have risen almost 9 per cent this year, but the median weekly rent in some Canberra suburbs has increased by almost double.

Throsby, in the Gungahlin district, experienced the highest yearly growth in median rent for houses, according to CoreLogic's annual Best of the Best report.
The suburb recorded an annual increase of 19.1 per cent, taking the median rental value to $877.

Wright and Flynn followed closely with rental price increases of 14.9 per cent and 13.1 per cent respectively.
In the unit market, Palmerston reported the highest annual increase in median rental value, rising 13.5 per cent to $546 per week.
Curtin, Crace, Forrest and Forde were all listed in the top five for rental increases for units, with increases of 10 per cent or more.
CoreLogic's latest rental report revealed Canberra was the most expensive city in Australia to rent a property at an average $633 per week across houses and units combined.
For the 12 months to November 30, rental prices across Canberra house grew 8.7 per cent, while unit rents rose 7.4 per cent.
Baljeet Kaur, real estate agent at Luton Properties Gungahlin, leases both houses and units across Canberra's north.
She said the new-build, larger homes found in the four-year-old suburb of Throsby are in high demand among families.
"People are moving from other states down to Canberra and [creating] a lot more competition," she said.
"When a property is in market at the general rate ... people do start offering more. This is where it becomes tough as well for people who just want to stick with their budget."
One of Ms Kaur's current listings, a four-bedroom home in Throsby, is listed for $950 per week and is attracting strong interest in the lead up to Christmas.
"Bigger homes tend to be more in demand around Christmas and New Year ... so there becomes a lot of competition," she said.
The annual report also revealed where the highest rental yields can be found in Canberra.
For houses, the highest rental yields were reported in Wright, at 4 per cent, Throsby, at 4.5 per cent, and Charnwood, at 4.4 per cent.
For units, the highest rental yields were seen in Gungahlin, Wright, Curtin and Lyons, all at 5.8 per cent.
