The hotel is the latest venture from hotel chain Capital Hotel Group, which also owns Aria Hotel Canberra, Pavilion on Northbourne and Clifton Suites on Northbourne.

With all the properties in close proximity to one another, Capital Hotel Group general manager Jackie Mckeown said The Avenue Hotel's difference is in the luxury.

"Each of our properties offers something that's unique – the Pavilion offers the lovely atrium setting, the Clifton is massive apartments," she said.

"The difference [at The Avenue] is the luxury, the style and the elegance that we've put into the rooms."

The 213 rooms, ranging from hotel rooms through to two-bedroom apartments and spa suites, boast allthe fittings synonymous with luxury hotels – including Nespresso machines, rainfall shower heads and Bluetooth speaker systems.

All rooms also feature a balcony, amenities by Peter Morrissey and signature "Bliss" beds.

The eight-storey building opened for its first guests in early November and, with the finishing touches complete, the building is fully operational.

Despite the property facing Northbourne Avenue, the hotel's minimalist and industrial interiors exude calm and the whole building is noticeably quiet.

"We have double glazed windows which is another big feature for us, because you're right on Northbourne but you can't hear it. So the double glazing is important," she said.

With parking increasingly a problem on Mort and Lonsdale streets, Mckeown said one of the impressive features of the building is their 250 below-ground carparks.

"We've got plenty of car parking, so we can offer some parking for people who work in the area or visit the area. You can park for an hour or a month," she said.

Facing Mort Street, the property's European steakhouse, Marble and Grain, has also opened its doors for breakfast, lunch and dinner with both a restaurant and bar area.
