About 17 of 30 auctions produced positive results for vendors with a handful of homes also selling prior to auction.

There were two million-dollar-plus sales on the day and agents reported strong bidding in many of the successful auctions.

There were eight registered bidders for a fastidiously maintained four bedroom home at 33 Basedow Street in Torrens.

The home was offered on the market for the first time in more than 30 years.

Peter Blackshaw auctioneer Dan McAlpine accepted an opening bid of $450,000, which was about $40,000 more than the unimproved land value of the block.

Four bidders then competed for the property which eventually fell under the hammer for $712,000.

The home featured open plan living with floor-to-ceiling windows throughout, a spacious kitchen, and private well-manicured gardens.

Peter Blackshaw Manuka agent Mario Sanfrancesco said the property had been unique because it had not been for sale for three decades and was in excellent condition in a really quiet location.

He said Torrens as a suburb had been slightly overlooked by buyers in the past.

"It's a quietly kept secret if you like, there's many residents who have lived there for many years," Mr Sanfrancesco said.

He said the sales price had compared well with recent sales in the suburb and had been above expectations.

The record price for the suburb had been set a few months ago in an off-market sale for a property on Gouger Street that went for $975,000, he said.

Mr Sanfrancesco said there were still plenty of buyers around but there was a lack of good quality family homes in most areas.

The highest sale of the day was for a custom-built family residence merging "olde" Forrest design with modern architecture.

The home at 6 Arthur Circle was passed in and sold following the auction for $1.9 million.

Luton Properties principal Richard Luton said about 30 people had watched the proceedings from the spacious family room to get out of the freezing weather.

He said it was a solid sale for a well-presented house.

A renovated five-bedroom home at 19 Finniss Crescent in Narrabundah sold under the hammer for $1.05 million on Saturday morning.

There were six registered bidders for the property which sold through Ray White Kingston agent Cory McPherson.
