Ingenia Communities is said to be about to announce it has purchased the motor park site, which currently includes as many as 600 residents and is owned by a private partnership including members of the Phillips and Scheinberg families.

Documents prepared by Ingenia for the company's corporate investors say the Canberra Avenue site presents a "significant opportunity for repositioning and development" and could reworked to include as many as 150 additional living spaces.

A purchase would deliver immediate returns, with the company's annual general meeting told the site could deliver profits of 8 per cent.

The park is believed to deliver profits of around $1 million a year in its present form.

Existing residents group have approached members of the ACT Legislative Assembly last week for help, concerned the sale will drive out long-term and temporary tenants.

Some residents of the motor park have lived in their low-cost houses for more than 20 years.

The sale deal is reportedly in its final stages, with an announcement due as soon as early next month. Residents believe only four Existing residences will be allowed to remain on the site.

Any sale could also see residents lose the value of improvements they have made to their homes, with some renovations and makeshift additions made in the past 10 years improving the quality of accommodation significantly.

A spokeswoman for the company did not directly answer questions about how the deal would affect Existing residents on Thursday, instead issuing a generic statement.

"As announced on 24 September, 2014, Ingenia Communities Group is undertaking due diligence in relation to a potential purchase of the Canberra South Motor Park," the spokeswoman said.

Ingenia has 58 villages across Australia, with more than 3,000 residents living in a range of accommodation options. The company owns 27 sites in New South Wales, catering to holiday makers, retirees and permanent residents.

Residents have complained to management about the lack of information, with some concerned the Christmas period could be clouded by uncertainty.

One resident said the area was not well place to house retirement living, given its close proximity to the industrial areas in Fyshwick and road noise from the adjacent roads, which include Canberra Avenue and the Monaro Highway.

"As the management of the park provides no information to residents, we are completely in the dark as to what is happening with our community," the resident said.

"Is the government prepared to pick up the expenses incurred by the displaced residents?"

"Ingenia have indicated they will not pay compensation to the displaced residents for their dwellings. If this proposal progresses, approximately 600 people will be forced onto the streets and onto the public housing waiting lists."

A spokeswoman for ACT Planning Minister Mick Gentleman said there was no current development application for the motor park site.

When contacted by The Canberra Times, a man who identified himself as the park's manager confirmed a sale was "still being worked on".

He declined provide further information, including contact details for the park's current owners and hung up the phone.
