A Canberra property is expected to sell for more than $10 million which would make it the highest price recorded in the ACT.

The owner and full address of the Mugga Way home, which will not be advertised and is to be sold by private sale, have not been released.
It is understood the sale is in the hands of an agent partnership between Andrew Chamberlain from Peter Blackshaw Manuka and Berkely Residential principal Bill Lyristakis.\, both of whom were tight-lipped about the deal when contacted.
The highest sale price recorded in Canberra was in 2010 when another Mugga Way mansion fetched $7.3 million.
The five-bedroom property at No.27 was sold by Ray White Canberra to a "publicity-shy local businessman", according to sales agents at the time Doug O'Mara and Scott Crossman.
Real Estate Institute of the ACT president Michael Kumm said a property worth $10 million came on the market "very infrequently".
"There are a number of them in the ACT but they are very tightly held," he said.
Mr Kumm said sales agents from different real estate agencies would sometimes work together on properties of this nature. But to command a price of more than $10 million, a property in Mugga Way would have to be on a large parcel of land, he said.
There are several properties along Canberra's "golden mile" on the market but none are expected to set a record price.
Richard Luton from Luton Properties, who sold Nos 84 ($1.9m) and 104 ($1.29m) on the so-called golden mile earlier this year, said the address was still in high demand.
"It is classed as one of Canberra's best streets and is definitely a sought after address,'' he said.
Mr Luton said prices varied on Mugga Way according to the type of property and location, but it still had a higher average sales price than everywhere else in the territory.
LJ Hooker Manuka principal Stephen Thompson, who is the sales agent for 145 Mugga Way, has listed an expected price of $1.495million for the award-winning home.
Peter Blackshaw Manuka sales agents Andrew Chamberlin and Rowan Glanville have also listed 17 Mugga Way, the 2011 ACT HIA Home of the Year, with an expected price of more than $4 million.
