The Smith and Primmer home at Moruya Heads sold for $1.6 million, a record for the coastal town.
The four-bedroom home, which sits on an expansive 96 acres, was sold to buyers from Sydney.
Ray White Batemans Bay agent Melissa Williams said the home has brilliant views of the ocean, the mountains and the Moruya River estuaries.
"This is quite a superb, craftsman-built home," Ms Williams said.
She said the market was "very active" on the coast.
"We are getting much higher prices for most properties that come onto the market and the buyer demand appears to be greater at the moment," she said.
It wasn't the only record broken on the coast, with a quiet listing for a beach house set to go for $3 million, a price that would beat the record across the entire Eurobodalla shire.
Moruya Tuross Real Estate principal Lilian Brindley said while Moruya was becoming more popular, affordable homes with water views were still very much available.
Ms Brindley said it was one of the few places on the coast you could purchase a coastal property for around $350,000.
"It really is quite beautiful, plus the fact you can still buy a property close to the beach with water views at a reasonable price," she said.
"There's a lot of people having a holiday down here who are surprised by how easy and accessible everything is - the beaches, the rivers, the shops.
"Moruya in particular, it has a whole township with a school, hospital, airport. It really is a very good location for families."
Predictions earlier this year suggested Sydney buyers were muscling in on the coastal space traditionally reserved for Canberrans.
The forecast predicted a property boom in the Eurobodalla. House prices across the shire rose 13.4 per cent in the 12 months to June.
Median house prices jumped from $392,250 in June 2016 to $445,000 this year.
