There was a total of 867 properties listed for rent in the capital as of September 23, more than double the 419 listed during the same period last year.
The figures from RP Data showed 400 of those listings were newly advertised compared with 232 the previous year.
In the week ending September 30, 768 properties were advertised for rent in the capital, up from 416 the same time last year.
RP Data's research director Tim Lawless said recent figures indicated a better market for renters in the capital.
''We've seen rental rates in Canberra go backwards in the past few months,'' he said.
Mr Lawless said it could be an indication that the rental market in the capital could be softening.
