For the past 18 months, Gil Miller has offered up a room at his Canberra apartment on Airbnb, and ever since then, it's been well used by tourists to the nation's capital.

"It's been booked out more than a month in advance," he said.
"[My wife and I] do Airbnb because we really enjoy meeting people from around the world and Australia, and showing them good places to go in Canberra."
While the landlord of Mr Miller's inner south apartment had no problem with him renting out rooms on Airbnb, the complex's body corporate, however, did.
"They initially contacted our landlord because we're renting, because unless you have the permission of the landlord, subletting is illegal," Mr Miller said.
"The body corporate have disallowed Airbnb in our complex, but there's a distinction between leasing out an entire premises and just renting a room."
Mr Miller said the body corporate now "tolerate" him using Airbnb at his apartment after a conversation outlining the differences in advertising a single room, rather than a whole apartment.
He said for many body corporates across Canberra, there's still much confusion about what residents can do when it comes to using Airbnb.
It's this confusion that the website wants to end in the ACT, calling for regulations to be relaxed to allow for home-sharing in strata complexes.
Airbnb's head of public policy Brent Thomas said the accommodation giant was looking for ways to ensure people using the service in apartment complexes or stratas weren't breaching any laws or terms of use.
"We look forward to working with the forward-looking ACT government on how best to support home sharing and turbocharging the tourism economy, just like we have done in South Australia and Tasmania," he said.
Those two states were the first in the country to relax regulations on the service, with the South Australian government in 2016 no longer considering using Airbnb as a "change in use" of a residential property.
Tasmanians were able to rent out rooms without regulations from July this year.
Between October 2016 and September 2017, more than 48,000 people used Airbnb in the ACT, with there being 940 active listings, an increase of 48 per cent year-on-year.
Robert Craven, president of the Strata Community Association ACT, which represents body corporates in Canberra, said many parties have expressed concern at the growing rate of Airbnb use.
"The concerns of clients tend to be some of the horror stories you hear about guests, like having parties and overusing common areas, but also the increased wear and tear of building infrastructure," he said.
"By default, there's nothing that says at a body-coroporate level whether Airbnb is permissible or not."
Mr Craven said regulations surrounding home sharing in the ACT should be made clearer.
"It's certainly a difficult thing to regulate because the ACT government haven't come out with a position on it," he said.
"We get conflicting information, and in several cases, we have to get legal advice on the issue. We need the local government to put directions in place."
An ACT government spokesman said it was hoping to capitalise on tourism following the recent announcement from Lonely Planet that Canberra was in the top 10 cities in the world to visit in 2018, with Airbnb use to grow as a result.
The spokesman said the government had reviewed regulations that applied to short-term rental accommodation.
"At this stage, a new regulatory framework specifically for short-term residential accommodation is not required," he said.
