The Canberra construction giant has started marketing the 5-star hotel, which is being built as part of its Midnight complex on Northbourne Ave, to potential buyers.
Geocon is inviting buyers to either purchase and run the hotel themselves, or to have it operated by the developer's subsidiary, Iconic Hotels.
The 200-room hotel, to include a restaurant and bar, conference rooms and indoor pool, would sit alongside a 250-home apartment complex as part of Geocon's revamp of the former NRMA House in Braddon.
The $200 million development will also include 2500 square metres of commercial space, carparks and a courtyard on the prime inner north site, which is adjacent to the Elouera Street light rail stop.
Geocon managing director Nick Georgalis said the hotel would help cater to Canberra's booming visitor economy.
"With international and interstate visitors to the ACT at an all-time high, we need to make sure that the quality of our hotel stock is keeping up with the demands of guests," Mr Georgalis said.
"This is even more important for developments along Northbourne Avenue where we expect Midnight will be the benchmark by which other developments are judged."
Construction is expected to be finished by August next year.
The Midnight project, which was given development approval in October 2017, is one of a number of Geocon project reshaping the Canberra skyline.
A Housing Industry Australia report, released last month, showed the developer was now the fourth largest multi-storey residential builder/developer in the nation, despite being solely focussed on the Canberra region.
The report found the company started work on 856 homes in the past financial year, almost 20 per cent of all housing construction undertaken in the ACT in that period.
