Housing crisis solution

May 15 2018 - 12:00am

Sadly, housing affordability is still in dire straits. Homelessness is on the rise. Governments tinker with grants and concessions, fearful of lenders, the "industry", and negative equity. The heavily shored-up "retail" market for new dwellings is a huge part of the problem. There's enough retailing in the building materials supply chain, and marketing, display villages, etc cost a fortune. We need to empower owner-occupiers in the time-honoured Australian way. Well-supplied new blocks of land (including Mr-Fluffy ones) for single, double, or low-number multiple dwellings should be sold only to committed bona fide owner-occupiers, singly, or in small groups, and not to developers or spec builders. The land price should be the publicly ascertainable cost to government to produce, plus a reasonable margin related to location. Purchasers should be encouraged to engage architects or independent designers, and commission the construction via competitive tendering.
