Technologies that enable an overseas online viewer to virtually walk through a house are being trialled in the territory.
A report released last month indicate foreign investment in real estate in Canberra was expected to increase as the city became more attractive to wealthy overseas buyers.
Property experts say the territory is appealing to buyers who were previously targeting the more expensive Sydney and Melbourne markets.
Overseas buyer interest in a Yarralumla property prompted LJ Hooker Manuka agents Natasha Johnson and Leanne Palmer to investigate 3D technology use.
Ms Johnson said the agents fielded a lot of overseas buyer interest in top-end properties and the virtual inspections would enable people to visually walk through the home.
"A lot of people are looking into Canberra because of the affordability factor," she said.
"Buyers can now experience a home online from overseas or interstate as if they were physically there."
The agents will list their first property with this technology when a $2 million-plus Yarralumla home at 39 Hampton Circuit goes on the market in early November.
Melbourne-based Scann3d co-founder Trent Clews-de Castella scanned the home this week to create the virtual home inspection.
Mr Clews-de Castella, who grew up in Canberra, said the technology enables the viewer to virtually walk through the house and accurately see the layout and space of the property.
"It's something really different," he said.
"The next step is to bring it back to Canberra."
Real Estate Institute of the ACT president Michael Kumm said he had not seen the technology used before in the territory for residential property.
He said it would be beneficial for overseas buyers but would generally only be useful for high end properties in premier locations such as Red Hill, Forrest and Yarralumla.
"I think it's one of those digital marketing applications of the future," Mr Kumm said.
"It is the way of the future – it will make it easier for overseas buyers."
