The burgeoning suburb of Moncrieff is set to house another three multi-unit projects and an extra 33 townhouses.

A $5.6 million townhouse development is slated for the young Gungahlin suburb, a development application lodged with the ACT Planning and Land Authority reveals.
It comes just weeks after the Land Development Agency auctioned three multi-unit sites for a combined $12.685 million.
The latest proposal includes plans for 33 two-storey townhouses, including two three-bedroom dwellings and 31 two-bedroom dwellings, at 60 Bernard Heinze Avenue, opposite a nature reserve.
Those townhouses that border the reserve will have direct private access to the green space, while all 33 houses will come with private basement garages.
The site's current lease limits developers to a maximum of 20 dwellings on the 5100-square-metre block.
Hugh Gordon of developer Hugh Gordon Architects said his firm had applied for a lease variation to boost this number by 13.
The application states "33 townhouses can fit comfortably on the block and that residential amenity will not be compromised by this increase in dwelling numbers".
Mr Gordon said there was demand for medium-density living in the area.
"The demand is less for apartments and more for small, affordable townhouses," he said.
If the development application was approved, Mr Gordon expected construction of the townhouses to take about 12 months.
Earlier this month the Land Development Agency auctioned another three multi-unit sites in Moncrieff.
The agency's deputy chief executive officer Karen Doran said 17 parties registered to bid for the three blocks, which individually sold for $5.025 million, $4.25 million and $3.41 million.
"Interest has been at this level since the first releases," she said.
Ms Doran said more land releases would be undertaken in Moncrieff over the 2016-2017 year as part of the ACT government's Indicative Land Release Program.
Development is ramping up throughout the suburb, with a private school, another park and high-density living on the cards as part of an estate development plan lodged in late February.
The plan proposed dividing a 6.5-hectare site between O'Keefe Avenue, Yidaki Way, Bernard Heinze Avenue and Hoffman Street into four blocks to include two multi-unit sites, a pocket of open space and the site of a future school.
Separate development applications were lodged for three housing complexes in January, including two medium-density residential blocks and one mixed-use space. Together they will hold a collective 169 units.
Moncrieff will be home to more than 1300 houses and a number of multi-unit complexes once completed.
Agency chief executive officer David Dawes previously said about 67 of the suburb's185 hectares would remain open space and include hilltops, ridges and mature and newly-planted trees.
