Domain Group data shows Woden median prices have risen by 8 per cent in the year to September.

Values in Weston Creek have plummeted by 6.7 per cent during the same time period.

According to the data the top performing suburbs for growth so far this year include Pearce, Hawker, Yarralumla, Weston and Florey.

Based on more than 20 recorded sales, Pearce median house prices have increased 25.1 per cent, Hawker by 24.8 per cent and Yarralumla by 21.9 per cent.

Weston has increased by 16.5 per cent and Florey by 13.6 per cent.

Just two suburbs have recorded a median house price of more than $1 million – Yarralumla and Griffith.

Yarralumla's median for 2014 sits at $1.036 million with 30 recorded sales and Griffith's at $1.08 million with 25 sales.

The regions of Belconnen (1.6 per cent), Gungahlin (3 per cent), Canberra Central (4.9 per cent) and Woden Valley (8 per cent) have recorded positive house price growth in 2014 up to the September quarter.

But Tuggeranong (-1.1 per cent) and Weston Creek (-6.7 per cent) fell.

The September quarter data shows that Canberra Central has the highest median house price in the territory of $745,000 and Tuggeranong had the lowest at $465,000.

Woden sits at $650,000, Gungahlin at $556,000, Weston Creek at $519,950 and Belconnen at $480,000.

Luton Properties Woden director Richard Keeley said as Canberra had expanded in recent years Woden was now seen as an affordable central area for families to buy.

"In most buyers' eyes it is a very affordable area," he said.

"You're getting good value for money in Woden."

Mr Keeley said the high demand and low stock in the area had led to the increase in price growth over the year.

Domain Group senior economist Andrew Wilson said while Gungahlin, Canberra Central and Woden have been the top performers, only Gungahlin had recorded prices above the previous peak.

"Although there are winners and losers in terms of particular suburbs if we look at the overall rises versus falls we can still see it's a market that's tracked sideways over the last four years," he said.

Dr Wilson said the overall scenario for the Canberra housing market was it needed an improvement in local economic conditions before price growth would improve.

The city has not benefited from the lowest interest rates in 60 years because it had a rising unemployment level, falling jobs growth and a fall in workplace participation rate, he said.

Data issued last week for the September quarter showed that Canberra's median house price fell more than all other capital cities.

The Domain Group House Price Report showed the median house price in the territory fell by 1.7 per cent after a rise in the June quarter of 1.6 per cent.

Real Estate Institute of the ACT spokesman Craig Bright said the market had improved in spring, particularly in the inner suburbs, and there was still a shortage of stock.

The Fadden Hills family of David, Helen and Tara Maybin have opted to put their house on the market in the traditional selling season now that daughters Kate and Emma have left home.

Their home at 1 Sparkes Close will go under the hammer in just a few weeks and is expected to fetch upwards of $750,000.

Mr Maybin said after six years in the suburb it was time to sell.

"Kids grow up and move away and that's the only reason we're moving on," he said.

"We're seeing what the market is doing but we're staying in Canberra and we're just downsizing."
