Aria Property Group has submitted a development application to Brisbane City Council for a development on Jane Street, which would include residential, food and drink outlets and shop and office use.
The 2835-square-metre site, opposite Davies Park, is currently occupied by three commercial buildings with three different landowners.
The 1214-square-metre lot was purchased by the landowner for more than $4.6 million in February 2018.
An 810-square-metre lot has been in the owner’s possession for more than 34 years, while the other 810-square-metre lot has been under the same ownership for 33 years.
The three buildings would be demolished to make way for the development.
The assessment report, submitted as part of the development application, outlined Aria’s design plans including to create a building with a “breathing green façade”.
“The development encompasses a striking, highly articulated and visually dynamic façade which presents as a verdant and highly activated form to the street and all adjoining sites.,” the report said.
“This is achieved through the use of carefully positioned, sculpted landscaped pods throughout the facade, which allow for trees, shrubs and groundcovers to be established to soften the built form and provide a sophisticated balance between architectural detailing and dynamic greenery.
“The concept of the design is to present a building which appears as a living and breathing green façade and creates an architectural design statement within the surrounding area.”
The proposed development would be completed over two stages.
Stage one is proposed to include part of the podium, the access driveway and building one which would have 90 apartments, 114 parking spaces with 100 for residential and 14 visitor spots, and 115 bike parks.
Stage two is proposed to include the remaining part of the podium and building two which would have 55 units, 70 parking spaces with 60 residential and 9 visitor parks and 71 bike parks.
A mix of one-, two- and three-bedroom apartments are proposed.
A communal space for residents is proposed on the roof of each residential tower and would include a pool, gym and barbecues.
