Honeycombes Property Group submitted a development application to Brisbane City Council on Thursday proposing the redevelopment of the Ferny Grove train station commuter car park.
The 3.5-hectare site is occupied by the train station, bus interchange and commuter car parking area at present, with 973 parking spaces.
The development application proposed to increase parking on the site to 1732, with 759 additional spaces for commuters and 469 further car parks for the retail and residential components*.
The Queensland-based developer proposed delivering a cinema, supermarket, gym, childcare, bottle shop and restaurants as well as 64 residential units as part of the four-stage development.
The development site, about 16 kilometres north-west of central Brisbane, has three buildings ranging from three to six storeys proposed as part of the development.
The assessment report submitted as part of the development application said the state-owned parcel of land represented a considerable development opportunity.
“The applicant, along with the current owner of the land, being DTMR (Transport and Main Roads), recognises the need for this project, due to the ‘end of the line’ function that Ferny Grove plays to facilitate a significant increase in the number of commuter car parks within the station project,” the report said.
“The proposed development aims to capitalise on the existing station, to provide not only a commuter hub but a community hub.
“The development’s incorporation of a range of centre activities, including a supermarket, restaurants, retail, and recreational facilities contributes to its sense of place, acting as a local ‘town centre’.”
Honeycombes Property Group managing director Peter Honeycomb said the group had committed to extensive community consultation since it was appointed by the Queensland government to design and deliver the transit-oriented development in 2016.
“The community feedback from these initiatives played a big part in our ongoing adjustments to the proposed development form, to help meet the needs expressed by the various community interests in and around Ferny Grove station,” Mr Honeycombe said.
“We have held half a dozen different public forums, doorknocked hundreds of residences neighbouring the project, letterbox-dropped thousands and established an interactive website to keep the community informed.”
Subject to securing approval from the council, construction of Ferny Grove Central was expected to start in early 2019.
The council would assess the application.
*CLARIFICATION: the 759 car parking spaces for commuters are in addition to the existing 973.
