A recently refurbished commercial office tower in Brisbane's business triangle is about to hit the market is expected to attract interest from international buyers.

201 Charlotte Street, a 16-storey A-grade tower anchored by long-term coal mining tenants Anglo American, will be marketed by Knight Frank and CBRE.
The tower, owned by Fortius Funds Management and two private funds, is in the centre of the city’s business triangle, close to the Eagle Street Pier which is also preparing for a major overhaul.
Knight Frank’s Justin Bond said Anglo American was committed to the building until 2028.
“Brisbane will continue to draw attention of investors during 2019, and the strength of this asset in particular will attract both foreign and domestic buyers, both of which have been active in recent times,” he said.
“One of the attractions of 201 Charlotte Street is its anchor tenant, Anglo American, which is the third-largest metallurgical coal mining company in the world, with a market capitalisation in excess of $40 billion.”
The 1839 square-metre site, which overlooks St Stephens Cathedral, was surrounded by heritage buildings, Mr Bond said.
“The owners recently undertook a multimillion-dollar refurbishment, with the building transformed to provide contemporary workspaces with high-quality fittings and bespoke finishes,” he said.
Upgrades included a reworking of the street foyer and adding more food and drink amenities, and an end-of-trip facility. The building already hosts a childcare centre, and has 149 parking spaces.
CBRE’s Flint Davidson said the tower’s location was particularly attractive for buyers as it was close to all amenities and well placed to benefit from the Cross River Rail, Queen’s Wharf and Eagle Street Pier developments into the future.
The building, which has 13,290 square metres of lettable area, will be offered to the market this month.
