The Women's Twenty20 World Cup means Manuka Oval won't be ready in time for either the AFL pre-season or the AFLW season next year.
Traditionally, the GWS Giants have played three AFL premiership games, one AFL pre-season game and an AFLW game in Canberra every year.
But the fact Manuka will host five T20 World Cup games - with the final one on February 28 - means there's insufficient turnaround time to get the ground ready for football.
The AFL announced their pre-season fixtures on Monday. It starts on February 20 - when St Kilda play Hawthorn at Moorabbin - and finishes on March 9.
GWS play Sydney at Blacktown on February 29 and have a grand final rematch against Richmond at Wagga Wagga on March 8.
The AFL will release their AFLW draw on Tuesday. This year's AFLW regular season ran from February 2-March 17.
The contract between the ACT government and the Giants has provision for one pre-season game "subject to fixturing constraints".
"Under the current agreement with the AFL and GWS Giants, the Territory is required to host three AFL matches each season," a spokeswoman said.
"The hosting of AFLW and pre-season matches at Manuka Oval is not an obligation under the agreement that must be met by the Territory each year.
"The AFL were advised in July 2018 of Canberra's likely hosting of T20 international women's World Cup cricket matches during the months of February - March 2020, which would therefore present fixturing constraints for pre-season and AFLW matches in 2020.
"Noting the significance of five T20 international women's World Cup cricket matches to Canberra, the ACT government opted to host these matches at Manuka Oval in lieu of hosting AFLW and pre-season AFL content.
"Manuka Oval will be available for the hosting of AFL premiership matches from March 14, 2020."
The AFL draw will be announced on Thursday, with Brisbane, Carlton, Collingwood, Essendon, Sydney and West Coast the only clubs yet to play at Manuka for premiership points.
