With Canberra's median house prices soaring to new heights in 2021, purchasing a home in the capital might seem out of reach for many.

But rest assured, there are still a number of ACT suburbs where the median house value comes in below $750,000.
According to data from CoreLogic, Charnwood, in the Belconnen district, has the lowest median house value at $649,750, followed by Holt at $690,449.
The median values then jump into the $700,000-plus bracket, with suburbs such as Macgregor, Scullin and Spence sitting at the higher end of the scale.
While the ACT lockdown is having an impact on Canberra's real estate supply, there are still some options available for those eager to secure a property right now.
Here, we've scoped out five homes in some of Canberra's most affordable suburbs, perfect for buyers looking to get more value for money outside the city.
5 Weaver Place, Charnwood
Property is currently scarce in Charnwood, but for those looking to get a foot on the property ladder, this three-bedroom home might be the perfect option.
Kathy Komar of LJ Hooker Belconnen said she will be seeking bids from $650,000 for the property when it goes to auction later this month.
First-time buyers and investors have been drawn to the single-level home, which features an undercover entertaining deck and a low-maintenance backyard.
"Charnwood is a very up and coming suburb, in the sense that there are more home occupiers because it is so affordable, so it's very attractive to the first home buyers," Ms Komar said.
170 Macfarlane Burnet Avenue, Macgregor
This three-bedroom Macgregor home is on the market for $650,000-plus, coming in well under the suburb median house value of $734,685.
While the 297-square-metre block might not suit all buyers, the small enclosed backyard is perfect for those looking for a low-maintenance home around the Belconnen area.
Its close proximity to parks, schools and the Belconnen Town Centre is also a big plus.
8 Groveland Crescent, Isabella Plains
Located in the Tuggeranong district, 8 Groveland Crescent, Isabella Plains is "move-in ready", according to listing agent George Vlandis of LJ Hooker Belconnen.
With a price guide of $750,000, this three-bedroom property sits above the suburb median of $708,173, however it's gaining strong interest from first home buyers and families looking to get into the market.
Mr Vlandis said Isabella Plains has previously been "a bit overlooked" by many Canberra buyers.
"You can get more bang for your buck and the location is great, quite close to schools, shops, arterial roads," he said.
"It's a bit of a gem, this suburb."

With the home slated to go under the hammer on September 25, Mr Vlandis said he has been "bowled over" with the amount of interest the property is getting.
"It presents well, it's move-in ready and just a great honest family home, and that's what people want," he said.
4 Yuille Place, Charnwood
Another entry-level home in Charnwood, this three-bedroom home is going to auction this month with a price guide in the low to mid $600,000 range.
Marc Sadil of Sadil Quinlan Properties said first home buyers and investors have shown interest in the government-owned property so far.
"It's a bit tired, so it will suit somebody looking for a renovation but then it also affords first home buyers the opportunity of getting into a property and then doing it up over time," he said.
17 Crofts Crescent, Spence
Homes are few and far between in the suburb right now, however 17 Crofts Crescent is getting interest from buyers to the tune of $950,000 after just over a week on the market.
While the four-bedroom, renovated home is set to exceed the median price for Spence - and possibly break the suburb record - it's an appealing home for buyers with a larger budget looking to get more value for money.

Listing agent Matt Shipard of Hive Property said the buyer will likely be someone from outside Spence that might be priced out of other suburbs closer to the city.
"Their budget will be higher than what a typical Spence buyer would be, so the affordability for them is that they would be getting more for their money," he said.
"Their perception would be that they would be saving money but they would be pushing the price point within the suburb."
With three registered bidders already lined up for Saturday, Mr Shipard expects the auction will be well-attended by keen Canberra buyers.
