Here are a handful of homes on the market from the NSW South Coast right up to Queensland's Sunshine Coast to peruse before the real estate market kicks back into gear again.
Tura Beach, NSW
Tura Beach is touted as a quieter alternative to nearby Merimbula beach on the NSW South Coast.
The median house price for the suburb is currently $699,000, offering a spectrum of more affordable homes through to the premium.
Currently on the market, three-bedroom home 1 The Point, Tura Beach is expected to sell for around $1.5 million.
Several vacant blocks of land are also on the market, ranging from $500,000 up to almost $800,000.
Sunshine Bay, NSW
Sunshine Bay is located just south of Batemans Bay on the NSW South Coast.
The median price for a house is currently $700,000, up from $600,000 this time last year.
With direct beach access and water views from almost every room, 8 Beechwood Court, Sunshine Bay is among the very few active listings in the area.
The 687 square metre property has a price guide of between $2.6 million and $2.8 million and last sold in 2015 for $1.25 million.
The property listing states the home has "successfully run as a popular Airbnb with established clientele and excellent financials".
Minyama, QLD
While it's not technically a beachside suburb, Minyama is almost entirely surrounded by water.
The Sunshine Coast suburb is build on artificially constructed harbours along the Mooloolah River and is a short distance from some of the region's best beaches.
The median price for a house in Minyama has surged significantly in the last 12 months, from $1,376,250 in 2020 to $1,905,000 this year.
A number of massive sales results have contributed to the growth, including 12 Minyama Island, which sold for $7.7 million in May.
Mermaid Beach, QLD
This Gold Coast suburb was listed as having one of 2021's biggest increases in house prices, with the median house value now $2,223,546.
At the top end of the price range, 27 Ocean Street, Mermaid Beach, is listed with a $3.5 million price tag.
The three-storey property is less than 300 metres from the beach and features four bedrooms, an alfresco dining area and a pool house.
In the unit market, 9/72 Seagull Avenue, a two-bedroom unit one street back from the beach, is listed for $719,000.
If it's water views you're chasing, 5/93-97 Albatross Avenue, a three-bedroom unit with direct beach access, will set you back more than $3 million.
Bermagui, NSW
A popular south coast tourist destination, Bermagui is located on the southern end of Horseshoe Bay and is known for its beaches and coastal walks.
Among some of the suburb's most spectacular listings is 'Ironbark', a 23 hectare lifestyle property surrounded by bushland, a lake and beach.
The property, which includes a two-bedroom, timber home, is on the market for around $3.98 million.
The median house price in Bermagui is $701,775, up from $638,000 in 2020.
