Krnc Bros propose new childcare facility for Holt

Subject to development approval, construction of the facility would begin in August, with the childcare centre completed and open by June next year.

The development application, submitted by Living Design Projects on behalf of John Krnc, detailed the plans for the site, located adjacent to Southern Cross Drive with access from Hardwick Crescent.

Parking conditions for the proposed development are yet to be resolved, according to the development application, which illustrates 10 car parks onsite for the proposed facility. A centre of this size, the application stated, would need 17 employee spaces, five visitor spaces and 12 drop-off spaces to meet stipulations in territory legislation.

"With the site constraints it is not possible to provide all required spaces on site," the development application said.

"Therefore it is proposed to provide 10 of the employee parking spaces on site and the remaining spaces within the adjacent Hardwick Crescent parking."

A survey of the existing parking lot taken over eight days between November and December 2014 found an average of 33 parking spaces out of 100 were available at any point.

The site, which forms the major overland flow path for the one in 100 year flood, also hosts pedestrian and cycling access from Southern Cross Drive.

"It is a condition of the development to relocate these [pedestrian and cycling] facilities and continue to provide them," the development application said.

"The proposed development will also reconfigure the overland floodway into a formed trapezoidal channel."

The proposed childcare would include seven activity rooms for up to 122 children, and would feature an outdoor playscape on the ground floor, and another on the second floor.

When contacted by Fairfax Media, Canberra developer Mr Krnc said he would be happy to discuss the project "once the DA has been processed".

The development application can be viewed at planning.act.gov.au. Community consultation closes on July 29.
