A childcare centre and serviced apartments are to be built on land next to Canberra's Burns Club in Kambah.

Plans for land south of the Kett Street facility aim to reduce the club's reliance on gaming revenue.
A development application to subdivide and rezone the land into two separate blocks is currently before the ACT Planning and Land Authority.
If successful, a minimum of 26 serviced apartments would be built directly south of the club and a childcare centre with a capacity for 141 places below that.
Burns Club president Athol Chalmers said clubs across the ACT needed to diversify their income to remain sustainable.
Currently about 60 per cent of the Burns Club's income is from decreasing gaming revenue.
"What's driving all this is the need for the club to diversify its revenue stream," he said.
"When we moved the club here in the early '90s ... essentially we had two blocks; the block the club was on and the block next to the club which was designated for a motel. Even then there was a recognition clubs, in particular small clubs, needed to develop other revenue streams."
Mr Chalmers said it was too early to reveal projected costs of the two developments.
The figures would depend on whether the club built and operated the facilities itself or through a partnership, or sold the land to a developer.
"We've had lots of discussions and it may be that we do a combination [of these options] but it's still not clear." "We know how to run a club. We don't know how to run serviced apartments or a childcare centre. So that to me says, well, maybe the better option is to go the partners route. If we were to do it ourselves we would have to employ people who can do that.
''That's one of the issues we have to consider when we decide which options we are going to pursue. That's the next part of the process."
Two-storey accommodation and a childcare centre were also expected to increase patronage to the club, facilitated by a proposal to make Kett Street a through road in line with the Kambah village master plan.
The idea to earmark a portion of the spare land for a childcare centre emerged alongside growing demand for childcare in Canberra's south.
Mr Chalmers said the proximity of the centre to the club was not an issue and would be similar to the distance between the club and Salem Children's Centre, located at the top end of Kett Street near Marconi Crescent.
Meanwhile, the development application proposes 31 onsite parks at the club, 20 at the completed motel and 21 at the childcare centre, while a further 171 street spaces would service the three buildings.
In the meantime commuters would still be able to park on the land earmarked for development.
