The body of a 50-year-old woman was found in her Malua Bay property after emergency services were called to the house last night.
Batemans Bay officers were called to a two storey brick building in Yugura Street after receiving reports of an injured woman just after 10.30pm.
They found the body of the woman on arrival.
A 50-year-old man is in custody and is assisting investigating police with their inquiries.
A Forensic Services team has attended the scene but police are yet to release details on the cause of death.
Neighbours were shocked to learn of the woman's death, with one household woken by detectives knocking on the door at 3am.
The Bay Post understands the woman had been renting a ground floor flat at the home from its Sydney-based owners and only moved there in recent months.
People who have seen the woman described her as shy.
"We did not see her around much," one woman said.
A family living on Yugura Sreett reported their dogs "went off" barking loudly around 9pm that night but otherwise heard nothing unusual.
NSW Police said relatives of the woman were still to be notified of her death and are urging anyone with information to contact Batemans Bay Police or Crime Stoppers on 1800 333 000.
