A three-level, luxury Crace home has set a new suburb and Gungahlin region record, after it sold post-auction on Saturday.

A crowd of around 150 people watched on as four registered bidders - all Canberra locals - competed for the four-bedroom house at 101 Langtree Crescent, Crace.
Bidding started at $2.3 million with three bidders actively participating before the property was passed in at $2,725,000. Negotiations took place and a final sale price of $2,825,000 was reached.
It far surpasses the previous Crace record of $2 million, set in October 2021. The sale also tops the previous Gungahlin region record, which was set only a week earlier when a Nicholls home sold for $2.5 million.
Selling agent Theo Koutsikamanis of Bastion Property Group said while it a modest-sized block, it was "more about quality than quantity".
"It wasn't the biggest block on the market, but it wasn't the smallest either, really it just had to come down to someone that appreciated the inclusions and the finishings of the property," he said.
"If they wanted something that you can't sort of replicate, I guess this was the one for them."
Situated on a 564-square-metre block, the house includes four bedrooms, two bathrooms, a rumpus room, theatre and gym.
The home has no shortage of luxury inclusions. Guests enter via a light-filled atrium, which opens out to the kitchen and living area with 3.6-metre-high ceilings.
The designer kitchen comprises four ovens and a butler's pantry.
Lined with lush magnolia trees, the backyard is centred around a solar-heated pool and outdoor kitchen complete with a built-in barbecue and sink, pizza oven and charcoal grill.
On Sunday, another luxury home set a suburb and ACT record, as 81 Dominion Circuit, Deakin sold under the hammer for $6.6 million.
The sale, handled by Mario Sanfrancesco of Blackshaw Manuka, marks the ACT's highest sale price at auction.
Auction activity was strong a week out from Easter. The combined capitals recorded the busiest auction week of the year to date, according to CoreLogic.

Canberra recorded its third busiest auction week since reporting began in 2008, with 202 homes scheduled to go under the hammer.
The preliminary clearance rate shows 73.4 per cent of properties sold, up from 72.4 per cent last week.
With the long weekend ahead, Mr Koutsikamanis said many homes will move to mid-week auctions as buyer activity is expected to remain fairly strong.
"I still think there's plenty of buyers out there," he said.
"I open [properties for inspection] over these long weekends because I think that's when people make the trip from interstate. So you do tend to meet a buyer here or there."
